Welcome to Hoppin House, a unique community space for digital nomads and remote workers in Seoul. These Terms & Conditions govern your stay at our physical property and are designed to create a welcoming, safe, and legally compliant environment for all residents, protecting both our community and our operational infrastructure. Please note that Hoppin House requires a minimum stay of 5 nights for all coliving reservations.
1. The Booking Journey & Automatic Agreement
Booking a stay at Hoppin House requires an application process to ensure community fit.
•
Application & Inclusivity: Hoppin House is an inclusive, safe environment free of discrimination, segregation, and racism. People of all genders, nationalities, and backgrounds are entirely welcome. To maintain a secure environment and verify your occupation status, as, all prospective guests are simply required to provide a valid professional or personal social link (e.g., LinkedIn, Instagram) and agree to our House Rules during the checkout process.
•
Instant Payment & Agreement: All bookings are confirmed instantly upon successful payment via PayPal or Credit Card on our booking engine. By executing this payment, you automatically accept and enter into a legally binding agreement to adhere to these Terms & Conditions. No secondary signature is required.
•
Post-Booking Vetting & Right of Refusal: To protect the productivity and safety of our coliving community, Hoppers Inc. reserves the right to review a guest's profile after a booking is confirmed. If management determines the guest is not a culture fit for a professional coworking/coliving environment, we reserve the absolute right to cancel the booking and issue a 100% refund prior to arrival.
•
Non-Transferable (Strict Bed Policy): All bookings and room assignments are strictly non-transferable. You may not resell, transfer, or sub-lease your bed or room to another individual. You cannot "give" a night of your booking to a friend. If a resident in a shared dormitory is away for the night, their bed must remain empty for community security reasons.
•
Onboarding (Post-Arrival): Within 24 hours of your physical arrival, you are strictly required to complete a House Tour and Guidelines Review with our Community Manager. Failure to attend this onboarding does not exempt you from compliance; you remain fully liable for all rules covered during the tour.
2. Payment Method & Currency Policy
To automate our ecosystem and ensure secure, instant confirmations, Hoppers Inc. processes primary transactions digitally.
•
Payment Gateway: Hoppers Inc. exclusively accepts payments securely via PayPal and major Credit Cards at the time of booking.
•
Currency: All payments are processed in USD (United States Dollars).
•
Discrepancies: Guests are financially responsible for any currency conversion fees or discrepancies charged by their credit card provider or PayPal.
3. Duration of Stay
Your stay at Hoppin House is based on the dates and duration specified in your confirmed booking, subject to our minimum 5-night stay requirement. Subject to availability, you may request to extend your stay via our official channels (See Section 19).
Stays of up to three months are deposit-free. For stays longer than three months, contact [email protected] for information and booking. A deposit may be required; any applicable amount and refund conditions will be confirmed directly before booking.
4. General Cancellation Policy
4.1 Payment Terms & Cancellation Requirements
•
Standard Stays (Under 30 Days): Payment in full is captured instantly via PayPal/Credit Card at the time of booking to secure your room.
•
Long-Term Stays (30+ Days): We offer a monthly installment plan. The first 30 days of the stay must be paid upfront at the time of booking. Subsequent monthly invoices will be sent digitally and must be paid 5 days prior to the start of the next 30-day cycle. Failure to pay on time will result in immediate termination of the remaining stay.
•
All cancellation requests must be submitted in writing via our Contact Us page or via email to [email protected].
4.2 Refund Eligibility Based on Cancellation Timing
•
NO REFUND: Cancellation Request Filed Within 30 Days of Booking.
•
50% REFUND: Cancellation Request Filed Between 31 and 60 Days of Booking.
•
95% REFUND: Cancellation Request Filed 61 Days or More Before Check-in day. The 5% deduction covers unrecoverable PayPal processing costs.
•
100% REFUND: Cancellation requests submitted within 24 hours of booking, provided the check-in date is 61 Days or more away.
(Note: Approved refunds will be processed directly back to the original PayPal account or Credit Card used for the booking).
5. Unexpected Provider Cancellations
If Hoppin House must cancel a booking due to unforeseen circumstances like maintenance issues or emergencies:
•
Refund: The guest will receive a full refund for payments made for the canceled period.
•
Assistance: We will provide reasonable assistance in finding alternative accommodation.
•
Limitation of Liability: Our liability is strictly limited to refunding the booking amount. We are not responsible for external flights, travel, or opportunity costs.
6. Room Occupancy
•
Shared bedrooms (dormitories) do not allow overnight guests under any circumstances.
•
Room 101 Strict Policy: No guests are allowed in Room 101 (six-bed dorm, with individually booked beds and house-shared bathrooms) at any time.
•
Additional occupants: Rooms 102, 104 and 205 accommodate one guest. Rooms 103 and 201-204 accommodate up to two guests. Select the correct guest count in our booking engine to see availability and the applicable price.
•
Overnight stays must be included in the reservation and remain within the room capacity. Contact the team before changing the number of guests.
7. Facilities, Amenities, Community Perks, & House Usage
7.1 Room Amenities
All coliving rooms are equipped with the following:
•
Shampoo, conditioner, body wash, hand wash
•
Towels: 2 sets are provided per person; 1 set is provided per approved additional guest.
•
Hair dryer, washing machine and drying rack are available. Washing machine use is included.
7.2 Common Areas
Residents have access to thoughtfully designed shared spaces, including:
•
Fully equipped kitchen (cooking utensils, stove, refrigerator)
•
Spacious living room for relaxation and socializing
•
Outdoor terrace and garden
7.3 Coworking Space
•
Full coworking access (24/7) is included for coliving guests.
•
Footwear Policy: Indoor slippers, socks, or bare feet are allowed in the basement coworking space. Outdoor shoes and outdoor slippers are strictly prohibited.
•
Etiquette: Keep calls quiet, use headphones, clean up shared desks, and do not leave personal belongings overnight in workspaces.
7.4 Community Perks & Events
•
Access to our online community via Discord.
•
Hoppin House reserves the right to use the coliving house for community events, house parties, or workshops. Advance notice will be provided via Discord.
•
Residents are responsible for their guests' behavior during events. Participation is always optional.
8. Guest Policy
Hoppin House is a private coliving community, not a public cafe. To maintain security, productivity, and fairness, we strictly regulate external guests.
•
Guest Hours: No guests are allowed in the building between 21:00 (9:00 PM) and 11:00 AM (Weekdays) or 12:00 PM (Weekends) under any circumstances.
•
Mandatory Advance Notification: Residents must announce all incoming guests in the Hoppin House Discord Coliving Channel at least 2 hours prior to their arrival. This notification alerts both the Community Manager and other colivers. The message must state the guest's expected arrival time and the purpose/duration of the visit (e.g., "stopping by for lunch" or "coworking for the afternoon").
•
Short-Term Visitors (Free): Guests may visit the common areas for brief social interactions (up to a maximum of 2 hours) free of charge.
•
Coworking & Extended Visitors (Paid): If a guest stays longer than 2 hours, or if they bring a laptop and actively use the coworking space or lounge to work for any duration, a facility usage fee of 5,000 KRW per hour will be charged. This must be coordinated and paid for via the Community Manager.
•
Maximum Guests: Limit of 3 guests per resident at any one time without prior management approval.
•
Responsibility: Residents are fully legally and financially responsible for the conduct, hygiene adherence, and any property damage caused by their guests.
9. Code of Conduct & Operational Hygiene
Hoppin House maintains a respectful, inclusive, and safe environment regardless of culture, nationality, gender, ethnicity, or background. We rely on our community to keep the shared spaces pristine and welcoming for everyone.
Physical Signage Authority: Please note that all physical operational signage posted within the property (e.g., kitchen curfew notices, bathroom drain reminders) serves as an official extension of these Terms & Conditions and carries the exact same weight for enforcement and disciplinary action.
9.1 General Behavioral & Cultural Expectations
Treat all residents, guests, and staff with courtesy. Recognize that everyone comes from diverse backgrounds with different customs. Always knock before entering private spaces. Consent is mandatory for any personal interaction. Do not touch or borrow personal items without explicit consent.
9.2 Verbal & Physical Conduct (No Politics & No Racism)
Hoppin House has a zero-tolerance policy for racism, segregation, discriminatory, harassing, offensive, or aggressive language. Physical aggression, intimidation, or unwanted physical contact will result in immediate termination of residency. Furthermore, to protect the peaceful and unified ecosystem of the house, bringing up highly polarizing political topics, engaging in aggressive political debates, or pushing political agendas is strictly prohibited in all shared spaces and community channels.
9.3 General Quiet Hours, Kitchen & Laundry Curfew
•
General Quiet Hours (10:00 PM - 10:00 AM): Noise must be minimized in all areas. Close doors gently and use headphones for personal devices.
•
Kitchen & Common Area Curfew (11:00 PM Hard Stop): The kitchen and main common areas become strictly enforced quiet zones after 11:00 PM. Residents must absolutely refrain from loud conversations, taking phone/video calls, or cooking heavy meals after this time to prevent noise and odors from disturbing sleeping residents.
•
Laundry Curfew (11:00 PM - 8:00 AM): To prevent vibrations and mechanical noise from disturbing sleeping residents in adjacent rooms, the use of washing machines and drying machines is strictly prohibited between 11:00 PM and 8:00 AM.
9.4 Post-Shower Hygiene & Shared Responsibilities
Residents must clean up after themselves immediately in all shared areas. The provided one-time cleaning fee does not grant residents the right to leave daily messes for staff to clean.
•
Bathroom Floor & Drain Protocol: Immediately after showering, residents must use the provided floor wiper to clear excess water from the floor. Furthermore, it is mandatory to remove all personal hair from the drain catcher. Leaving flooded floors or clogged drains for the next guest is a direct violation of community hygiene standards.
9.5 Room 101 (Shared Dorm) Etiquette
Living with other digital nomads and travelers is a highly rewarding experience, but sharing a dormitory requires strict operational consideration to maintain harmony:
•
Respect Sleep Schedules: People have different working and sleeping hours. If there is someone else in the room, keep noise to an absolute minimum.
•
No In-Room Hairdryer Use: To prevent waking roommates, the use of hairdryers inside Room 101 is strictly prohibited at all times. Always take the hairdryer to the bathroom to dry your hair.
•
Packing/Unpacking Courtesy: If you are arriving late or departing on an early morning flight, prepare and stage your bags in advance to eliminate rustling, zipping, and packing noises while others are sleeping.
9.6 Staff Protection & Communication Boundaries (Zero-Tolerance)
Our Community Managers work hard to ensure the house runs smoothly, but Hoppin House operates as a coliving space, not a full-service luxury hotel.
•
Self-Service Facility (No Room/Laundry Service): We do not provide room service, daily housekeeping for private rooms, personal laundry services, or meal preparation. Residents are fully responsible for their own daily chores, laundry, and maintaining their private spaces.
•
Working Hours: Routine inquiries, facility questions, and non-emergency support via Discord will only be addressed during standard working hours. Residents are expected to use the Digital House Manual for standard operational questions outside these hours.
•
No 24/7 Concierge Service: Staff are not on-call 24/7. In the event of a true emergency, residents must contact emergency services immediately before notifying staff. A local phone is available for use anytime and is located at the entrance of the stairs going down to the B1F floor from the 1F. Please dial 119 for Fire and Medical Emergencies or 112 for Police and Criminal Activity.
•
Staff Abuse: We have a zero-tolerance policy for staff abuse. Verbal abuse, shouting, passive-aggressive harassment, or demanding behavior directed at our Community Managers or housekeeping staff will result in an immediate Final Warning, followed by termination of residency without refund.
10. Prohibited Activities & Privacy Regulations
To protect the legal rights, safety, and privacy of our digital nomads, Hoppin House strictly prohibits the following activities. Violations will result in disciplinary action or immediate eviction.
10.1 Strict Digital Privacy & Surveillance Conduct (Zero-Tolerance)
South Korea enforces strict privacy and portrait rights laws (Chosang-gwon).
•
Wearable Technology & Ambient AI: The use of ambient recording devices, wearable cameras (e.g., Looki necklaces, Ray-Ban Meta glasses), or any "always-on" AI capture devices is strictly prohibited in all shared spaces, coworking areas, bathrooms, and shared dormitories.
•
Unauthorized Surveillance: Operating hidden cameras or recording equipment without explicit written consent is a severe criminal offense and will result in immediate police involvement and eviction.
10.2 Standard Prohibitions
•
Illegal Substances: Possession, use, or distribution of illegal drugs (including marijuana).
•
Weapons: Possession of firearms, knives, or explosives.
•
Smoking & Vaping: Smoking or vaping is strictly prohibited indoors (including all private rooms and bathrooms), on any rooftops, inside the garage, in front of our house, in front of our neighbors' houses, and within a 2-3 meter radius of the entire property.
•
Open Flames: Candles, incense, or open flames are forbidden.
•
Unauthorized Pets: Bringing animals into the building without prior written permission.
10.3 Disruptive Intoxication
While social consumption of alcohol is permitted, excessive intoxication that leads to disruptive behavior, destruction of property, or endangers the physical or psychological safety of oneself or others will not be tolerated. Staff reserves the right to evict heavily intoxicated residents who fail to maintain community standards.
10.4 Unauthorized Promotion & Solicitation
Actively promoting another business, external event, organization, or personal influencer platforms/services to other colivers within the house or the official Discord server without prior written permission from management is strictly prohibited.
11. Maintenance and Reporting
11.1 Resident Responsibilities
Residents must promptly report maintenance issues (e.g., leaks, electrical problems) via Discord or email ([email protected]). Residents are strictly prohibited from attempting to repair or tamper with any facility or equipment themselves.
11.2 Response & Scheduling
•
Routine maintenance will be scheduled within a reasonable timeframe.
•
Emergency maintenance (e.g., gas leaks, flooding) will be addressed instantly. Residents will be notified of scheduled inspections.
12. Security and Safety
12.1 General Security
Keep entry doors locked. The building's main entrance door, the garage car door, and the normal garage pedestrian door must remain strictly closed at all times, except when being actively used or explicitly authorized by our staff and operations team. Never prop open doors or disable locks. Do not share access codes or allow strangers into the building. Report suspicious activity immediately.
12.2 Emergency Procedures
Familiarize yourself with evacuation routes. In an emergency (fire, major leak):
•
Evacuate safely; do not use elevators.
•
Call emergency services: 119 (Fire/Medical) or 112 (Police).
•
Notify Hoppin House management immediately after.
13. Temporary Closures and Service Interruptions
Hoppin House reserves the right to temporarily close or restrict access to any part of the premises due to cleaning, maintenance, emergencies, or natural disasters. Advance notice will be provided, and no compensation will be issued for these standard interruptions.
14. Termination of Stay
Hoppin House reserves the right to terminate your stay if you violate these Terms & Conditions.
14.1 Disciplinary Actions Process
Because the average stay at Hoppin House is short-term, we do not employ a lengthy or progressive warning process. We operate on a strict Two-Strike Policy for minor infractions, and a Zero-Tolerance Policy for severe breaches.
•
Strike One (First & Final Warning): For minor community infractions (e.g., late-night noise, failing to clean shared spaces, minor guest policy violations), residents will receive a single, formal Final Warning via Discord or email.
•
Strike Two (Termination): A second violation of any community rule following a warning will result in immediate termination of the residency and eviction without refund.
•
Zero-Tolerance (Immediate Eviction): Certain intolerable actions will bypass the warning system entirely and result in immediate, on-the-spot eviction. This includes, but is not limited to: physical/verbal violence, racism/discrimination, illegal acts, disruptive intoxication, unauthorized surveillance/recording (Section 10.1), staff abuse (Section 9.6), and intentional property vandalism.
14.2 After Termination
Residents must vacate the premises by the specified date. Residents remain legally and financially responsible for all outstanding fees or damages incurred up to the termination date.
15. Liability & Force Majeure
15.1 General Liability
Hoppin House is not liable for personal accidents or injuries on the premises. Loss or theft of personal belongings is not covered by us. Lock your room and secure personal belongings.
15.2 Force Majeure (Acts of God)
Hoppers Inc. shall not be held liable or responsible for any failure or delay in providing coliving/coworking services, nor obligated to issue refunds, if such failure is caused by events beyond our reasonable control. This includes, but is not limited to: natural disasters, extreme weather (typhoons, floods), acts of war or terrorism, pandemics, strikes, or severe municipal utility failures (prolonged city-wide internet or power outages).
15.3 Health, Safety & Travel Insurance Recommendation
You are solely responsible for your own health, safety, and actions throughout your stay. To avoid unforeseen issues and financial losses, we strongly recommend that all residents purchase comprehensive personal travel and health insurance prior to their arrival. Hoppers Inc. bears no responsibility whatsoever for medical bills, physical injuries, or illnesses incurred during your stay.
15.4 Digital Environment (Best-Effort Basis)
High-speed Wi-Fi and power access are provided on a "best-effort" basis through our local telecommunications partners (e.g., KT, SK). While we maintain enterprise-grade networks, Hoppers Inc. is not responsible or financially liable for data loss, connectivity interruptions, missed professional obligations, or security breaches on personal devices.
16. Privacy Policy & Media Release
16.1 Data Privacy
Personal data will be collected and used only for operational purposes and protected as per South Korean privacy laws.
16.2 Media & Likeness Release
To document and promote our digital nomad ecosystem, Hoppers Inc. periodically photographs and records video during public community events, dinners, and meetups within the shared spaces. By participating in these events, you grant Hoppers Inc. the right to use your likeness in promotional materials, social media (@hoppin.life and @digitalnomadskorea), and marketing content. Opt-Out: If you do not wish to be photographed, please inform the Community Manager to receive a specific identification marker or notify the photographer directly.
17. Community & Communication
Discord is used as our primary operational tool for housekeeping announcements, events, and socializing.
•
Identity Verification: Upon joining the server, residents must change their server profile nickname to their Real First Name and Room Number (e.g., Sarah - Rm 102). Anonymous handles will be removed from the server, and staff will not respond to support requests from unverified accounts.
•
Participation in community events is optional but encouraged.
18. Operator Information
"Hoppin" and "Hoppin House" are branded community spaces and operating names. The physical coliving property, coworking space, and all associated services are legally operated and managed by Hoppers Inc. (주식회사 호퍼스), a registered corporation in Seoul, South Korea. All legal, operational, and financial responsibilities fall under the jurisdiction of Hoppers Inc.
19. Extension Request Deadline
•
Deadline: Extension requests must be submitted no less than five (5) days prior to the current scheduled check-out date. Late requests are unlikely to be approved.
•
Procedure: Verify availability at hoppin.life, then contact [email protected] with your Full Name, Room Number, and Desired New Check-Out Date.
20. Check-out Policy
20.1 Standard Check-out
Standard check-out time is 11:00 AM. Residents must vacate their room, remove all personal belongings, and return all keys/access cards.
20.2 Late Check-out Fees
Late check-outs must be requested 48 hours in advance:
•
11:00 AM - 2:00 PM: $26 USD
•
2:01 PM - 5:00 PM: $40 USD
•
5:01 PM - 8:00 PM: $55 USD
•
After 8:00 PM: A full night's rate applies, subject to availability.
•
Unauthorized Late Check-out: Incurs the applicable late fee plus a $30 USD administrative penalty.
•
Illegal Overstay Penalty: If a resident refuses to vacate the room on their scheduled departure date without an approved extension, they are legally trespassing. They will be charged a penalty of 200% of the standard daily rate for each day they remain, and management will immediately involve local authorities for physical removal.
•
Abandoned Belongings: Personal items left behind will be held for 7 days and then disposed of or donated.
21. Operational Fees, Damage Liability & Eviction Protocol
Because Hoppin House allows for instant, frictionless bookings, all residents are strictly bound to our post-booking Invoicing & Liability protocol.
•
Check-in Cleaning Fee: A mandatory, one-time cleaning fee of USD 28 applies to all bookings. This covers the initial clean bedding set and ongoing maintenance of shared communal spaces. It does not include daily housekeeping for private rooms.
•
Stays of up to three months are deposit-free. For stays longer than three months, contact [email protected] for information and booking. A deposit may be required; any applicable amount and refund conditions will be confirmed directly before booking.
•
Property Damage Liability: If a resident or their guest damages Hoppin House property, management will issue an immediate digital invoice for the repair/replacement cost.
•
Mid-Stay Cleaning Penalty: If a resident repeatedly violates Sections 9.3, 9.4, or 9.5 by leaving shared spaces excessively dirty or causing continued disruption, a $26.00 USD Penalty Fee will be invoiced to compensate for extra staff labor.
•
Enforcement & Police Protocol (Zero Tolerance): Any liability invoice must be paid digitally within 24 hours. Failure to pay will result in immediate eviction. Hoppers Inc. reserves the right to file an official police report for Property Damage / Vandalism (재물손괴죄) with South Korean authorities.
22. Long-Term Stay Discount Policy
To reward our digital nomad community, Hoppin House automatically applies aggressive discount tiers based on the total length of your confirmed stay.
•
10-19 nights: 20% discount.
•
20-29 nights: 30% discount.
•
30-89 nights: 40% discount.
•
90+ nights: 50% discount. Our booking engine calculates the final price and applicable offers; discounts are not necessarily added together. For stays longer than three months, contact [email protected] for information and booking. In case of shortened stays, the discount will be recalculated based on actual duration, and the difference charged.
23. Pricing & Billing Summary
•
Payment Method: PayPal / Credit Card (USD).
•
Included services: Accommodation, in-house coworking/lounge access, utilities, Wi-Fi and washing machine use.
•
Check-in Cleaning Fee: USD 28 (one-time).
•
Additional occupants: Select the correct guest count in our booking engine; the applicable price is shown before booking.
•
Daytime Coworking Guest Fee: 5,000 KRW per hour (applies to guests working or staying >2 hours).
•
Late Check-Out Fees: See Section 20.
24. Legal Jurisdiction & Governing Law
This agreement shall be governed by and construed in accordance with the laws of the Republic of Korea. Any legal disputes arising from this agreement, or any incidents occurring at Hoppin House, shall be subject to the exclusive jurisdiction of the Seoul Central District Court.
